1.      Structure of Property

At first, you should check the details about the materials used for the construction of the property; check the quality of the materials used for wiring, insulations, and plumbing’s, etc. Also, need to ask about the villa which is earthquake resist or not? 
2.      Price of Property:

Fixing a budget is the second step in choosing an Apartment or Villa. Compare the price of the property by taking a quotation from different builders near your villa and get an idea about the price. 
3.      Land Record:

The land your villa is built on is very important. This is happening in the Maradu flats, where the buyers are cheated by the builders. You must research about the quality of the soil, and topography of the land on which the villa is constructed.  

4.      Check Mutation Details:

The potential customer would have asked for a copy of the recent mutation while selling your property. Many people don't understand the document's significance. An application to the tehsildar of the area must be submitted on a plain paper together with the required value of a non-judicial stamp paper to apply for mutation.
(Mutation is the shift in title ownership when the property is sold or passed from one individual to another. By changing a property, the new owner gets the property recorded in the land income department on his name and the government can charge property tax from the rightful owner.)

5.      Legal Check of Property:

Ensure that the property is legally permitted to be built on the plot on which it stands. Area development officials, water supply and sewage boards, electricity boards, and Municipal The corporation should have approvals and NOCs from the developers. However, if you take a home loan, your property papers will be validated by the bank involved before the credit sanction.

6.      Agreement with the builder:

In the presence of some witnesses, an arrangement is essentially a legal written contract between the buyer and the builder. As per the contract, the seller agrees to sell his property to the buyer and as a buyer; you must also agree that under certain terms and circumstances you voluntarily purchase the property. It is recommended that the sales contract be registered at the corresponding sub-register office. You need relevant stamp duty and registration fees to accomplish the process.

7.      Receive the Documents:

After the completion of the registration process, you should receive the documents of the property from the builder. And you should keep the documents carefully for future use.
